Common Defects

Common New House Defects in Malaysia: What Homeowners Should Look For

The most useful way to think about common defects is by category rather than trying to memorise hundreds of examples. Finishes, movement, water behaviour and visible fittings each have their own inspection pattern.

Tile and floor finishing issues

Homeowners may record visible chips, cracks, scratches, stains, grout issues, joint irregularities or unusual level changes. Suspected hollow tiles should be handled through separate tapping-based documentation.

Wall and ceiling finishing issues

Visible hairline cracks, patchy paint, peeling, stains, moisture indicators and uneven-looking finishes are common categories for documentation. The observation should stay factual without claiming the root cause.

Door and window issues

Check normal operation, alignment, locks, seals, gaps, scratches and loose or missing hardware. A defect record is stronger when it includes both the visible problem and whether it affects normal operation.

Plumbing and sanitary observations

Run taps or flush fixtures normally and observe visible joints, valves, hoses, drains and surrounding areas for drips, staining or unusual water behaviour. Avoid destructive tests.

Drainage and water behaviour

Slow drainage, visible standing water or backflow-like behaviour can be documented as observations. More serious or persistent concerns may need professional review.

Built-in cabinetry and joinery

Check alignment, hinges, drawers, joints, swelling, gaps and visible damage. Photograph the affected part with enough context to identify the cabinet or location.

Frequently asked questions

Are hairline cracks always structural defects?

No. A visible crack can be recorded, but its cause and significance cannot be determined reliably from appearance alone.

Is every cosmetic issue worth recording?

Record issues that matter to you or the handover process, especially where the condition is clearly visible and can be documented.
